What is included?
Our sales data is captured from Transfer of Land registration documents and merged with attribute data from the valuations process to provide information about sales price and dates, parcel details, number of bedrooms, bathrooms and a range of other building attributes.
The sales database stores historical records dating back to 1988 to the current date. These are only available in a .dat file format due to the volume of records. The data is received in two parts with both residential and commercial information provided.
Upon request and additional to the Historical and Incremental Sales data, are Pending Sales. Pending Sales data is provided within separate files to that of the Commercial and Residential Sales data outputs
Sales evidence data, if purchased in conjunction with tenure data, can also include attributes from the tenure record which are:
- Certificate of Title number
- Buyer
- Seller details
Please note, Tenure data contains owners' name information and is subject to strict licensing conditions.
The weekly subscribed incremental data set updates are available in .xlsx and .dat with a .pdf summary report.

Registered sales are sales that have settled, and a Transfer has been registered at Landgate to effect an official change in property ownership.
The valuer adjudicated flag is set when the Office of State Revenue send the stamp duty to Landgate (property and valuations branch) for assessment of the consideration value. Even though the valuer may not change the dutiable value they may still set the indicator to valuer adjudicated as a result of extraneous circumstances or conditions related to the sale.
There are 2 columns that contain data that may assist in determining if the sale is for a strata lot; PARCELID: This relates to the description of the land identifier. If the data in the column is prefixed with 1S this denotes a strata lot sale. ‘1S011967 5’ is a strata lot sale for lot 5 on strata plan 11967. The leading character 1 indicates that the following character will be one of Crown Allotment type of strata (S), plan (P) or diagram (D) LANDID: This also relates to the description of the land; however, the format is not as structured as the PARCELID. For the same land parcel above the strata LANDID would be ‘5S11967’. The first alpha character in the land id following the number identifies the same as above: one of strata (S), plan (P) or diagram (D).
A pending sale is the enquiry record made by a settlement agent to rating authorities for determination of the rates and taxes applicable to the property in question at the settlement date. This is collected via the Early Advice of Sale system (EAS2), it is worth noting that not all settlements are processed using the EAS2 system so not every confirmed sale will have a pending sale record created. It is also important to remember that a pending sale is just an indication of intention to sell and conditions in the confirmed sale can differ from the conditions on the pending sale.
There are a number of reasons this can occur. The pending sale (intention to sell) may not have transitioned through to a confirmed sale, the conditions of the sale may have changed, or the settlement process may have been delayed. There are also certain records that are not included in sales evidence data as they do not represent reliable sales evidence. Records with a value of $0 and $1 consideration are not included and neither are records flagged as “valuer adjudicated”.
Generally, the period is six weeks between receiving the pending sale and the confirmed sale appearing in sales evidence, however this is dependent on each individual contract and the settlement period the parties agree on, which can be any length of time.
If the pending sale is not realised as a confirmed sale Landgate does not receive any advice from the settlement agent. As pending sales are merely an indication of possible sales activity, they are treated as such.
